Warringah Mall in talks to build 1,500 homes at Brookvale site

Scentre Group, the owner of Warringah Mall and 36 other Westfield centres across Australia, is in discussions with the NSW Government’s Housing Delivery Authority (HDA) to potentially build up to 1,500 residential apartments at Warringah Mall in Brookvale.


The proposal is part of a broader initiative to provide more housing close to key transport hubs and urban centres. According to Scentre Group CEO Elliott Rusanow, the development would make use of the Mall’s strategic location, offering residents easy access to transport and infrastructure.

The NSW Department of Planning, Housing and Infrastructure has identified Brookvale as one of the areas where housing supply can be boosted, with Warringah Mall earmarked for potential rezoning as a state significant development, bypassing local council controls. This would allow the project to move forward under the NSW Government’s Low and Mid-Rise Housing Policy.

The rezoning plans follow similar proposals for other Westfield sites, including Westfield Hornsby, where part of the site was rezoned last year to accommodate 2,100 homes. The rezoning process for Warringah Mall is expected to be finalized in the coming months, with the project contributing to the government’s goal of increasing housing supply across NSW.
